Our Snagging Reports provide you with a thorough survey of your new property, accompanied by a fully annotated photographic report that highlights and explains every issue. Each report is tailored specifically to your property, covering every aspect of your home.
Pre-Completion Snagging Inspection
A Pre-Completion Survey is an NHQB compliant inspection carried out before you legally complete on a new-build property. The NHQB oversees the New Homes Quality Code, which all new-build developers registered with the scheme must follow. A snag report that is NHQB compliant is structured and written so it meets the Code’s requirements, making it easier for developers to act on. It ensures that all defects, unfinished work, or quality issues are clearly documented in a way the developer cannot dismiss, and that the buyer’s concerns are handled fairly.
Prices start from £250 dependent on the size of your home.
Post-Completion Snagging Report
A post-completion snagging survey is an independent inspection carried out after you’ve legally completed on a new-build home. A surveyor visits the property to identify any defects, unfinished work, or poor workmanship (known as “snags”). Our comprehensive survey thoroughly checks your new home for issues, ensuring compliance with NHBC Warranty Standards. The snagging report is then given to the developer or builder, who is responsible for fixing those issues—usually at no extra cost to you, under your warranty and contract obligations.
Prices start from £300 dependent on the size of your home.
End of Warranty Snagging Reports
An end of warranty snagging inspection is a survey carried out towards the end of your new-build home’s warranty period (typically the 2-year builder warranty). A surveyor inspects the property to spot any defects, poor workmanship, or issues that may have developed since you moved in. The snagging list is then given to the developer, who is still responsible for fixing these problems before the warranty expires. This ensures you don’t miss the chance to have faults corrected at the builder’s cost, rather than your own.
Prices start from £250 dependent on the size of your home.
